When is the Best Time of Year to Consider Buying Replacement Windows?
Buying replacement windows can be a big project. Here are some tips to get you started on the right track to a successful window replacement.
The best time of year to consider buying replacement windows is around spring or fall. Buying replacement windows and having them installed will leave your home open to the elements for a day or so. You want to avoid hot, cold and rainy times of the year if possible.
You need to know which windows, if not all, have to be replaced. Look at the type of window and decide on whether you want to replace it with a new style or use a style just like your old ones. This is especially true with the Highland Park CC&R's. Consult that first. You'll need to evaluate how your original windows were installed as well as note any potential problems with tear-out and preparation for the new windows.
Let's start this discussion as many have done replacement and we all need to hear what they have experienced and learned.

ReplyDeleteLot # 7 – WINDOW REPLACEMENT
We had many windows with moisture or fog in them, a few with minor wood rot and one with carpenter ant issues in the frame. You have two options: 1 – Replace the windows and frames (hopefully no wall repair required) or, 2 – Replace only the windows and repair the frames as needed.
WINDOWS AND FRAMES REPLACED (considerably more costly)
We recently had 4 windows and frames replaced. We purchased these through Pella (subcontracted through Costco). Mike Rogers was our representative and we were pleased with him and the work his crew did.
Pros: 1 – The windows look great!
Cons: 1 – They were pricey!
2 – There is a slight reduction in window viewing area compared to the original window.
3 – The UV coating makes them appear a little foggy in the sunlight. We were really disappointed in this part. Thought new windows would eliminate that problem.
4 – All exterior touch up painting is done by owner.
WINDOWS ONLY REPLACED
During the window and frame replacement effort described above, we got a tip about another company named “Puget Sound Glass” that replaces the window only. We had 16 additional windows replaced this way.
Pros: 1 – The windows look great!
2 – The cost, on average, was 1/5 the price of replacing frames too.
3 – There was no reduction in window viewing area.
4 – There was no reduction in clarity, i.e., no fog at all!
5 – They will do window frame repair if needed. Carpenter ants were discovered in one of our windows and they were able to repair it.
6 – They do the touch up painting on any new wood (owner provides the paint).
Cons: 1 – I honestly couldn’t think of any….

??? is it required to use wood windows as replacement or are we allowed to do either fiberglass or vinyl?
ReplyDeleteIf you purchase a window with a ‘no maintenance’ moniker designed to last for 20 years and compare it to the cost of a more expensive landmark historic wood window designed to last for 100 years or more with efficiently planned maintenance, what cost/benefit considerations come to mind?
ReplyDeleteIf you have a difficult time figuring out that your windows need replacing, also take into account the considerable benefits to be achieved by doing this.
